The new Mayfair Gardens is in District 21, close to King Albert Park MRT Station.  Mayfair Gardens is a 99-year leasehold development by Oxley Holdings, sitting on the former site of Mayfair Gardens.

Oxley Holdings paid the previous owners about $1.7 million to $2.8 million for the Mayfair en-bloc project, spending a total of $311 million.  In addition, Oxley Holdings have paid an additional $52 million for lease top-up.  

Seeking inspiration from the sophisticated Mayfair London, coming home to this British Colonial theme home at Mayfair Gardens is an envy to many.  Former Mayfair Gardens total site area is 116,130 sqft, and Oxley Holdings has cleverly turned this large plot of land into 2 different developments namely Mayfair Gardens and Mayfair Modern.  These 2 projects are divided by a road.

Many feels that at $1,800 per square foot for a 99-year leasehold development is very expensive.  Bukit Timah is a prime residential area, surrounded by many good schools. Furthermore, there has always been a higher demand compared to available units for sales in Upper Bukit Timah area.  Savvy investors will not want to give this new launch a miss. Knowing how limited land is within this precinct. This is the most luxurious development by Oxley Holdings by far.

Comparing Mayfair Gardens at $1,800 per square feet to Daintree Residences at $1,600 per square feet by Setia.  Even though these 2 developments are in District 21, Mayfair Gardens is located in Upper Bukit Timah road, whereas Daintree Residences is located along the cluster of condos along Toh Tuck Road.

As you can see clearly from the map above, Daintree Residences is along Toh Tuck Road and it should not be priced the same way as developments along Bukit Timah Road.  This is simply comparing apples to oranges.

For homebuyers who do not mind buying a resale unit, you can even explore freehold projects like The Sterling, Maplewoods, and The Nexus that are priced far more attractive than Daintree Residences.
